3D visualization for real estate pays off when the buyer needs to see something that doesn't exist yet: an empty plot, a new development that only exists on drawings, or an apartment mid-renovation. A photorealistic image makes the future visible — the buyer doesn't have to assemble the floor plan in their head. This guide covers three typical situations, what to send us and what the price depends on. When does a 3D visualization pay off?
The simple rule: order 3D when the value of the property doesn't show in a photo. Three situations come up again and again in our work:
Plot — empty land looks like a field in the listing. An image with a house shows what the place can become.
New development — sales start before completion, but few buyers dare to buy from drawings alone.
Massing study — the developer wants to see and show what building volume fits the plot before detailed design begins.
If the property is finished and in good shape, a good photo is usually enough. In that case photo enhancement or virtual staging helps more than full 3D.
Plot: how does an empty piece of land become a home for the buyer?
For plot sales we place the future house in its real setting: we either build the surroundings in 3D or add the house directly to your drone photo. The house doesn't have to be designed yet — a hand-drawn sketch or an existing drawing is enough to start. That's how the Jäneda plot sales sample project came about: a drone photo became before-and-after images where the future home sits in the real landscape. The image is based on the plans and dimensions you provide, not free fantasy — a listing must not promise more than the plot actually allows.
New development: how do you sell apartments before completion?
Sales of a new development usually start when only drawings exist — and that is exactly when visualization is needed most. From a PDF plan we build a 3D model, add materials and light, and render views that look like photos of a finished home. That's how we helped sell the Kristiine apartments while the walls were still unpainted — the buyer saw a finished home in the listing, not a construction site. The same approach works for an apartment awaiting renovation: when the old plan or empty rooms mislead, a 3D floor plan or interior view shows what the apartment will look like after the works.
What is a massing study and when do you need one?
A massing study (volymstudie in Swedish) is a simplified 3D view that shows building volume and placement on a plot without a detailed design. It gives a developer two things: certainty about what volume fits the plot, and early sales material to test interest before bigger design costs. Our role is visualization — it does not replace the licensed designer's responsibility or official approvals.
What do you need to send for a 3D visualization?
What you already have is enough: a plan as PDF or DWG, a hand-drawn sketch, a SketchUp model or photos of the plot — a drone photo is especially good source material. The more precise the input, the more precise the image; if something is unclear, we ask. The workflow is simple: we estimate the scope and send a free quote, build the model (SketchUp, 3ds Max) and render the views (D5 Render, Corona), you review a watermarked draft, and after the corrections you receive the final images as JPG or PNG files. Reasonable adjustments — materials, colors, camera angle — are included in the price; larger changes are agreed separately. For agents, the images can go into the listing under your own brand.
How much does a 3D visualization cost?
The price depends mainly on the number of images, the complexity of the property and whether the 3D model needs to be built from scratch or already exists.
