Example 1: Visualization of a plot division plan in a new development (Miston Kinnisvara)


Miston Kinnisvara approached us with a new residential area project, which focused on a detailed plot distribution plan. The initial task was not easy – there was a technical drawing with the layout of plots and roads, but it needed to be digitized and visually designed into sales material . We had to create material for buyers that would allow them to understand at a glance which plot they were getting and what surrounds it.

Solution: First, we digitized the existing plan – we accurately transferred all plot boundaries, dimensions and object information to a clean digital drawing. Then we added a color scheme : each plot received a distinctive shade, roads and green areas were clearly marked. The next step was 3D visualization . Here, we used the existing topography and the Land Board's orthophoto to establish the context. We modeled the landscape and building design of the area in three dimensions. We added textures – for example, asphalt for roads, greenery for green areas – and placed modeled house boxes on the plots to show where future buildings could go.


The most effective step was the photorealistic aerial view of the entire development created using AI . We took the modeled 3D plan and rendered it into a high-resolution image: a view from a drone, showing all the plots, the existing forest surrounding them, and even the outlines of the city in the distance. This image looked real – the buyer got a spatial understanding of what each plot would look like: where the plot boundary runs, what the neighboring plots are, where the street is, and where the front yard of the house could be.

Result: The Miston Kinnisvara sales team received material with which to go to the market confidently. Each advertisement now had a visual that spoke more than a thousand words – a colorful plot plan with an illustrative 3D view. Interested parties responded positively: the “wow effect” was achieved, because buyers immediately understood what was being offered. Difficult questions such as “where exactly is this plot located?” or “is anything being built next to it?” were answered by the image. As a result, several plots were sold with reservations even before the roads were finished. Example 2: Converting a complex site plan into a 3D view for the sale of townhouses


In another project, we had to work with construction drawings for a townhouse development . The developer had a detailed site plan and project drawings of the buildings – technically very thorough, but practically unreadable to the average person. The challenge was: how to turn these drawings into clear and appealing sales images that would help better introduce each apartment in the townhouse to the buyer?

Solution: The work began again by taking a “flat” construction drawing and converting it into a 3D layout plan . We modeled the entire complex of terraced houses: the volumes of the buildings according to the floor plans, courtyards, parking spaces, access roads. Since it was a densely built-up area and the plan itself was very detailed , we paid special attention to proportions – so that each house, green area and access would be reflected in the correct size and ratio. This is the advantage of 3D visualization: all elements are presented proportionally , so that when you look at the image later, the perception is correct (unlike wider 2D schemes that often distort).


Once the model was ready, we set about creating visuals that would win the heart of a home seeker . First, a 3D overview : a bird's-eye perspective showing the structure of an entire block of terraced houses. Each block of terraced houses was given its own distinctive color or marking in the image to distinguish it by apartment – so the buyer could immediately see which part of the house was their future home. With the addition of trees, grass and human figures, the image took on a lifelike look. Second, we created perspective views from street level: how the terraced houses look from the street, what the privacy of the yards is (e.g. the heights of hedges and fences are illustrated) and the general atmosphere. Third, because the developer wanted to emphasize the openness of each apartment's layout, we created 3D floor plans – essentially, we took a section of each terraced house and made a view of it from above (without a roof), where the interior walls, furniture arrangement and room functions can be seen in a beautiful three-dimensional way. These floor plans were separate images accompanying each apartment's sales advertisement.

Result: Typically, developers present a schematic master plan and a couple of 2D floor plans when selling townhouses – but with our project, the developer received a complete visual package . Buyers who came to view the properties or searched for information online immediately saw: “Oh, those are the two houses that will be on that plot; my apartment is the middle one on the left – I can even see from the picture through the windows that the living room opens to the evening sun, and there is a large tree in the yard that adds greenery.” Such a detail makes the home for sale come to life in the buyer’s mind. The 3D floor plans of the apartments also helped sell the interior design vision – the buyer saw where the sofa would fit, how the kitchen is open to the living room, etc. Developer feedback: Even apartments with complex layouts, which were previously difficult to sell based on drawings alone, quickly found new interested parties.
