Real estate 3D visualizations: from SketchUp model or photos

In real estate sales, the first seconds count. If a room is still being finished, the furnishings are missing, or the existing solution does not convey the strengths of the property in the image, the potential often simply remains “invisible”. Photorealistic 3D visualizations help fill this gap: the buyer can better understand the scale, materials, and atmosphere of the room, and get a clearer picture of what the home could look like when finished.


In this post, we will use the example of one specific order to show how 3D visualizations of real estate are created in Ruut24, and when it makes sense to use an existing 3D model and when phone images are completely sufficient.

From a specific order: there was a SketchUp model, plus real product references

For this project, the client had a SketchUp model that provided a good starting point for establishing the proportions and views of the rooms. We then refined the visuals down to the details that really make an impact: materials, textiles, lighting character, furniture tone, and the overall “feel” of the space.


The greatest value for the client is that the final result is not a generic catalog image. If the client sends references to real products (for example, parquet, table, chairs, curtains or lighting), the visualization becomes marketing material that represents the object realistically and believably. This is especially important for higher-priced apartments, where the buyer expects the same quality feeling from the images as on site.

Is a 3D model always necessary for 3D visualizations of real estate? No

Although in this example a 3D model was available, at Ruut24 we create marketing visuals with a similar purpose even if there is no model. For many properties, the situation is simple: the apartment is being renovated, the space is empty or “old style”, but the sale needs to start immediately.

In this case, you can use phone pictures as a starting point (and if possible, a floor plan or some measurements). Our job is to create a “finished space” using the same logic: arrange the furnishings, lighting, and material feel so that the result looks professional and is suitable for advertising and social media. In practice, this is often the fastest way to show the buyer where the space actually ends up.


It is important to emphasize one thing: the goal is not to create an artificially “too ideal” image, but to create a realistic, believable, and sales-supporting view.

Why does 3D visualization really work in real estate sales?

A good visualization does two things at once. First, it helps the buyer understand the space — especially when it’s not easy to understand the space, the arrangement of furniture, or the movement of light from the pictures. Second, it creates an emotion. The buyer isn’t just buying square footage, but the feeling that “you could live here.”


This is why 3D visualizations are particularly effective:

  • for objects under renovation where the final result is not yet visible;

  • for empty spaces where it is difficult for the buyer to perceive the scale;

  • on objects where a specific style and level of quality are desired.
