Accurate Floor Plans: Five Signs You Can Trust a Plan

An accurate floor plan is drawn to scale, carries real dimensions and matches what was actually built — not what someone drew into a project decades ago. Here are the five signs of a plan you can trust, the most common sources of inaccuracy, and how an old drawing, scan or sketch becomes a floor plan you can rely on. How do you recognize an accurate floor plan?

An accurate floor plan has five signs: a stated scale, dimensions, room areas, true wall thicknesses and a match with the actual building.

• Scale. The plan is drawn to a fixed scale — usually 1:50 or 1:100 for floor plans — and the scale is stated on the drawing.

• Dimensions. Room widths and lengths are marked with dimension lines, not left to guesswork.

• Room areas and names. Every room shows its size in square meters — the first thing anyone checks in a listing or a renovation quote.

• Wall thicknesses. A load-bearing wall and a light partition are not the same thin line.

• Match with reality. The plan reflects later alterations, not just the original project.

If one of these is missing, the plan isn't useless — but don't base decisions on it.

Why does accuracy matter when selling or renovating?

Because decisions are made on top of the plan: a buyer judges room sizes, a builder calculates a quote, a kitchen is ordered to measure. If the plan says a room is 3.4 meters wide but it's really 3.1, you find out at the worst moment — when the wardrobe doesn't fit against the wall. In a listing, a proper floor plan does the same job as good photos: the buyer can tell whether the layout works for them before driving out to a viewing. For agents we also style the plan in your own brand colors and logo — the listing looks consistent and the plan stays dimensionally accurate.

Where does inaccuracy come from?

The most common source is time: the building has been altered, the drawing hasn't. In our work this is the most frequent surprise — the old plan and the actual apartment don't match, because a wall has been moved or an opening widened. The second source is the material itself: a scanned sheet is no longer to scale, and a phone photo adds perspective distortion, so measuring off the plan with a ruler gives the wrong answer. The third is the illustrative plans in listings, drawn to look nice rather than to measure.

How does an old drawing become an accurate floor plan?

Send us what you have — a PDF, scan, phone photo or hand-drawn sketch — together with the measurements you know, and we redraw the plan by hand in AutoCAD. We don't use automatic converters: manual redrawing means every wall, opening and dimension gets checked, and the result is a to-scale DWG file with correct layers, plus a PDF. Before the final files you review a watermarked draft, and corrections are included in the price. Is a digitized plan valid for a building permit? A digitized plan is a correct base drawing. We don't automatically take on the role of the responsible designer, and we confirm compliance with official requirements only by separate agreement.

Which files do I get? A PDF and, as agreed, an editable DWG — a designer or builder can continue working with it right away.
