Building Permit Drawings from a Sketch: What a Drafter Does and When You Need a Designer

You have a pencil sketch and plans to build. Can it be turned into building permit drawings? The answer has two parts. From a sketch we can draft correct, to-scale floor plans, elevations and sections, delivered as an editable DWG file and a PDF. Whether that is all you need depends on the building: for a small structure, drawings are often enough; a building that requires a permit also needs a full design package with a qualified designer behind it. What does a drafter do with your sketch?

Drafting turns a sketch into a correct, to-scale drawing. We take your sketch, phone photo or old paper drawing and redraw it cleanly in AutoCAD — to scale, with dimension lines and correct layers. The result is an editable DWG and a PDF. If something in the original is illegible or a measurement is missing, we mark it visibly on the drawing instead of guessing — you clarify, we correct. When are drawings enough, and when do you need a permit design?

Permit rules differ by country and municipality: a small garden building can often be built without a permit, while larger buildings need a permit backed by a proper design package. Check the thresholds with your local building authority before you start. And even where no permit is needed, planning rules, fire-safety distances and your neighbours’ rights still apply — good drawings help you think these through before building, and give you something concrete to show the authority, the neighbour and the builder.

What is a permit design package, and why is a sketch not enough?

A building permit application needs a design package prepared to local requirements — depending on the building, typically floor plans and elevations plus a site plan, the key technical solutions and an explanatory note. In most countries it must be prepared or signed off by a designer with proven qualifications — a responsible designer.

This is where our boundary runs. Ruut24 is a drafting, digitization and visualization service: we produce correct drawings from your material, but we do not take the role of the responsible designer or certify compliance with permit requirements unless separately agreed. The division of roles is simple:

Two real cases from our desk
